    Difference between high-street, retail park and shopping centre?

    High-street is city-centre units with foot traffic. Retail park is a cluster of large boxes off motorways with parking. Shopping centre is an enclosed complex with anchors and food court. Each format has different rents, footfall and tenant mix.

    What is key money?

    Key money is a one-off payment to the outgoing tenant for handing over a desirable unit (typical on high-street). Not standard but common in prime locations. Always separated from deposit and fit-out.

    Does the landlord cover fit-out?

    Negotiable. Small units usually get shell and core, tenant builds out. Large tenants or high-street locations often get developer rent-free contributions (1 to 4 months) or turn-key works.
